That you know you are working with people that have integrity and who are honest and passionate about what they are doing. You understand that your communication with your property manager must be impeccable on both sides. You also must know we will respond to you promptly and followed up on any and all concerns you may have. You have to feel confidant that you know your house is being will be well maintained. What can I say, other than you can depend on all of these things and more from Two Casitas! We are not bragging. It is just true. We are not the largest property management company in town. This gives us a distinct advantage allowing us to feature each and every one of our homes. It also allows us to give the homeowner and guest the attention they deserve and often need. All three current staff/reservationist have lived in Santa Fe and NM for at least 38 years and have a broad range of knowledge of Santa Fe and New Mexico enabling us to provide top of the line concierge services such as suggesting restaurants, galleries, activities, hiking, day trips, events, on and on.
We respond to all incoming phone calls with four phone lines and all emails 24/7.  We answer every email and phone call with in 12 hours. Usually we respond immediately or with in two hours.
All reservationist have a complete knowledge of the homes we represent and are having excellent people skills. We are friendly and in tune with a guests and potential guests needs. We know how to build and nurture excellent relationship our guests.
We are available to our guests at all times in so many ways at no charge to the homeowner.
Staff is available 24/7 to respond to the guests who are in the houses at the time. Most anything the guests needs or want, we are there for them.
If they are having trouble with turning on air conditioner/heater, if they lock themselves out, if they have parking problems, if they need additional towels linens, if they want to know who has the best green chili in town or have any concerns of any kind they can always reach us and we will respond to their needs quickly
You will receive aggressive and competitive advertising all paid for by Two Casitas. There is no start up cost when you work with us.
When first taking your property on we will go in to your house and at Two Casitas will stage and photograph your house with the best photographers in town.

A bottle of wine in the home awaits the guest upon their arrival. Coffee, coffee filters, creamer, sugar, facial soap, shampoo, conditioner, lotion, paper towels, toilet paper, tissue, garbage bags, laundry detergent dishwasher soap dish soap, sponges, light bulbs when needed and a welcome book.
State of the art software
Our state of the art software is called “LiveRez.” Live Rez is a sophisticated reservation system which integrates with quick books and allows us to have comprehensive accurate reporting, complete on line information for our guests and our home owners at all times. It sends out auto emails specific to the guest’s. Liverez allows our operation to be seamless. It makes the reservation, ( with our help of cource) processes payment, by check or credit card. In short this software can basically “dance on its toes” LivRez is specifically geared for property management. Making ease from the moment a guests book with us or on line to their arrival. The software also allows our homeowners the ability to block owner dates for their own use and look at rental performance of their house at any time. It generates the monthly statements and reports showing income and expenses.

Knowing the people of Santa Fe and having worked with many service professionals over the years we are very knowledgeable about whom to hire for you when needed.

Two Casitas contracts with a general maintenance person as well as a licensed plumbers, electricians, landscapers, to address any issues that arise and to ensure that guests have a great stay, We make sure to find qualified service people at the right price so the homeowner knows their house is being maintained by the best and most reasonable people we can find.
Two Casitas will help owners from day one to get the property licensed by City of Santa Fe (when applicable) and facilitate the fire and city inspection.
